St Pancras Renaissance Hotel

A landmark destination for London since 1873

Gleeds was appointed on the restoration of the Grade 1 listed St Pancras Chambers into a 5* Marriott Renaissance hotel. Providing project and cost management services, our team ensured the magnificent building was delivered on schedule and on budget.

Hands-on approach

Formerly the Midland Grand hotel, built in 1873, the site proposed a number of inherent challenges associated with a derelict building.

Our team worked closely with the owners and project team to improve efficiencies, make savings and manage change, such as:

  • Integrating building services without impacting on the fabric of the existing structure
  • Managing design constraints from English Heritage with regular dialogue
  • Working with a capped project budget which required periodic value engineering workshops
  • Procuring the contractor
  • Providing extensive benchmarking research and data
  • Guiding the client on the efficiencies of design
  • Holding weekly design team meetings and an on-site team to mitigate delays
  • Upgrading the facility from a 4* to 5* hotel

Considerable works were undertaken, including restoring ornate ceilings, replacing cornices, fireplaces, roof covering, leadwork and repointing.

Setting new standards 

The painstaking restoration features fireproof floors, columns featuring 14 types of limestone and granite, and a ticket booth, now part of a bar and restaurant – and a listed structure in its own right. The hotel now boasts:

  • 245 guest rooms
  • 67 unique residential apartments
  • 60 million bricks
  • 9,000 tons of ironwork

The hotel held its grand opening on 5 May 2011, exactly 138 years after its original opening in 1873.
